🏗️ We’re looking for UK builder partners for our Free House Programme. Register your interest here or read on to find out more.
Free Panels. Real Homes. No Catch.
Every time we build a new MicroFactory, we run test production before it ships to a customer. That means producing a significant quantity of timber frame panels — panels that meet our quality standards and pass our QA checks, but aren’t attached to a customer order.

We’ve always found a use for them. We’ve rebuilt our own office three times using test panels. We’ve contributed material to market stalls to exhibitions to commercial interiors. Bits of AUAR have ended up all over the UK.
But as we enter test production for our newest MicroFactory, the scale is different. We’ll have a significant number of standard timber panels available this summer. So this time, we’re being deliberate about it.
We’re calling it the Free House Programme.
What Is the Free House Programme?
The Free House Programme offers professional builders and developers in the UK access to robotic-fabricated timber frame panels, free of charge, for use on real permitted residential projects.
Panels are produced during our MicroFactory test production — the phase between commissioning and customer deployment when our systems are calibrated and production is validated. Rather than waste high-quality material, we will allocate it to builders who can put it straight to work.
This isn’t a sample scheme or a marketing exercise. The panels are real construction elements, produced to the same standards as paid supply. If you’re selected, you’ll receive them exactly as you would from any supplier — just without a purchase price.
Why Are We Doing This?
There are two honest answers.
The first is circularity. We’ve never been comfortable wasting good material. That’s not a policy statement — it’s just a decision we keep making. As our production capacity grows, we want to be more intentional about where surplus material goes.
The second is relationships. We’re looking to work with UK builders who understand timber frame, who have live projects, and who want to engage with what robotic fabrication actually produces. The Free House Programme is a low-friction way to start that conversation.
If test production continues to generate panels, we’d like to build ongoing relationships with builders who want to participate. Each allocation would be agreed separately, but we’d rather work with people we already know.
Who Is This For?
This programme is designed for professional builders and developers delivering timber frame single-family residential projects in the UK, with construction starting in Q3 2026.
To be eligible, your project needs to:
- Have a confirmed site location
- Have a completed design with full planning permission granted
- Be ready to start construction from Q3 2026
This isn’t intended for private individuals or one-off self-builds. We’re looking for experienced delivery teams with the insurance and site capability to take panels from factory to finished home.
What’s Included?
Panels only. We supply timber frame wall and floor panels produced during MicroFactory test production. We don’t supply fixings, additional components, or on-site installation support as part of this programme.
We’ll work with you on panel allocation — matching available panels to your approved design based on dimensions, quantities, and production output. We can provide panel drawings and, on request, a Revit model.
Design integration, structural engineering, building control, and regulatory compliance remain with your team, as they would with any panel supplier.
UK delivery is arranged and covered by AUAR.
For full specifications, see the Panel Technical Specifications further down the page.

How to Apply
Tell us about your company, your project, and why it’s a good fit. We’ll review applications and get in touch with shortlisted builders to discuss further.
If you’d like to talk before applying, get in touch. We’re happy to sense-check suitability ahead of a formal application.
Frequently Asked Questions
Are these panels part of a certified system?
No. The panels are supplied as-is and should be treated as you would any non-proprietary timber frame supply. They’re fabricated from C16 and C24 solid timber and are suitable for real projects, but they’re not provided with system certification or performance warranties.
Who is responsible for design and compliance?
The builder retains full responsibility for design integration, structural engineering, building control approval, and all fire, acoustic, thermal, and regulatory compliance — exactly as with any material supply.
What if our programme changes?
We understand construction timelines shift. If your project moves significantly, let us know and we’ll talk it through. If a project is no longer build-ready, we may need to reallocate panels to ensure they’re used as intended.
Is this a one-off?
Not necessarily. As we continue test production across new MicroFactories, we expect to have future material available. We’d like to work with builders over time where there’s a good fit.
Will AUAR share the project publicly?
Potentially, yes. We may document the build and share it through our channels. We’ll always do this collaboratively and in agreement with you.
